Situated on the banks of the River Rosa on the outskirts of Brodick and standing within more than 2 acres of private landscaped gardens, it’s an idyllic spot here and the perfect base to explore the beautiful Isle of Arran, all year round.

Accommodation

Our rooms

Our rooms, two double / twin rooms and one suite, are comfortably furnished, airy, spacious and have their own private bathrooms. They are equipped with TV, hairdryer, tea/coffee hospitality tray and have central heating. All enjoy charming views over the grounds and garden full of bird life, red squirrels and occasionally an otter. From the two double or twin rooms you can see a glimpse of the sea. The Suite has a bay window overlooking the river and Goatfell.

Walkers and Cyclists

Rosaburn Lodge is ideally situated for walking or cycling.

Beautiful walks start from our doorstep: Goatfell – Glen Rosa – Brodick Castle or gentle walks in the forest or along the coast.

For experienced hillwalkers: a climb to the top of Goatfell on a nice clear day has breathtaking views! The next highest mountains: Beinn Nuis – Beinn Tarsuinn – Cir Mhor also start from our house.

A golden rule for good, safe walking : wear suitable clothes and adequate waterproofs, strong footwear – walking boots are advisable.

We are happy to help you with a map and packed lunches can be ordered in the evening.

For cyclists: we have safe, covered facilities for bikes. The Bike Rental Centre on the Island is in Brodick.

The Isle of Arran

The Isle of Arran, known as ‘Scotland in Miniature’, is one of the most southerly Scottish islands. Like a condensed version of the rest of Scotland, it has mountains and lochs in the north, and rolling hills and meadows in the south, surrounded by a stunning coastline.

It has a distillery, castles, a brewery, a museum, a lot of outdoor activities and also has some high quality local crafts.

The Isle of Arran is a golfer’s paradise! There are three 18 hole golf courses: one in Brodick, one in Lamlash and one in Whiting Bay. Three nine-hole courses: one in Corrie, one in Machrie and one in Lochranza and a unique 12-hole course in Shiskine. Most of the courses have good facilities, and nearly all provide excellent catering either on-site or nearby. You can buy the Arran Golf Pass for £110.00 (price correct on 13th Aug. 2018) which entitles the bearer to one round of golf on each of Arran’s seven golf courses as well as gaining access to the driving range. more info

As the last Guest House heading north to Lochranza, immediately beyond the Arran Heritage Museum, we are easy to find. There is a bus stop next door at the Heritage Museum.

    Policy

    Cancellation policy

    A “booking contract” is a reservation of a room or rooms, for an agreed period, accepted by us. A provisional booking will be held 7 days after the initial enquiry. Written confirmation together with a deposit equivalent to the cost of the first night stay is required. If no deposit is received within 7 days, the booking will be deemed to have been cancelled. No refund of deposit will be made in the event of a cancellation.

    Cancellation within 14 days before arrival, guests are responsible for the full cost of the booking for the reserved period unless the room is re-let. If guests are departing earlier than scheduled the same cancellation policy applies. There will be exceptions for special cases.

    We cannot take responsibility for loss caused by factors which we cannot control, such as disruption to timetables, or ferry cancellation as a result of strike action, mechanical breakdown or adverse weather conditions. We recommend that travel insurance be purchased to cover such eventuality.

    Payment

    We regret we are unable to process credit cards. The balance of payment is required at time of departure, and may be made in cash, sterling cheque with bankers card, or sterling denominated travelers checks. Full banking facilities and bank machines are located close by.

    Check-in and check out

    Check-in: between 16.00 p.m. and before 20.00 p.m. on day of arrival.

    Check out: before or no later than 10.00 a.m. on day of leaving. If not, we reserve the right to charge you for an extra night’s accommodation per person.

    Smoking

    Smoking is not permitted in our house.

    If smoking is discovered in the rooms guests will be asked to leave and to pay £ 150.00 towards complete cleaning and steaming of the bedroom bedding, carpet and curtains.

    Damages

    Any damage caused to our property has to be reported to us immediately. Guests will be responsible for the repair or replacement of any breakages, loss or damage to our property and furnishings and will have to pay before departure.

    Guests will be charged £ 14.00 for the loss of keys: key bedroom and front door key.

    Low alcohol policy

    Please note that only moderate drinking is allowed.

    Our house offers a quiet, civilised atmosphere and this must be appreciated by our guests at all time.

    Guests are also requested to keep noise to a minimum after 10 p.m.: television and radio.

    Guest responsibility

    Cars parked at owners risk. Make sure all doors are locked.

    No responsibility is accepted by us for any loss, damage or injury to person or property.

    We reserve the right to terminate your booking immediately without being liable for a refund or compensation where you engage in unacceptable behaviour that causes disturbance to us or our guests.

    Pets

    No pets are allowed in our house.

    We will retain your Personal Data only for as long as is necessary for the purposes set out in this Privacy Policy.
